A tankless water heater can be a smart upgrade because it heats water on demand, may improve energy efficiency, saves space, and removes one common water-damage concern: an aging storage tank full of water sitting in the basement.

Broker tip: before paying for the installation, ask your broker whether your insurer recognizes tankless water heaters for a discount and what proof they need. Some insurers may request an invoice, installation date, equipment details, photos, or confirmation that the old tank was removed.

Why insurers may care about tankless water heaters

Traditional tank-style water heaters hold a large volume of water and are connected to a pressurized supply line. If the tank fails while you are at work, away for the weekend, or asleep, the water supply can continue feeding the leak until someone shuts it off. That can turn a small failure into a major basement water loss.

A tank can look fine from the outside because the exterior shell is painted or powder coated. The risk is often on the inside, where corrosion, sediment, age, water chemistry, and maintenance can matter. Many tank-style water heaters are treated as serious replacement candidates around the 8 to 12 year range, and many homeowners use 10 years as the point where they start planning replacement rather than waiting for a failure.

Tankless can reduce stored-water exposure

A tankless unit heats water on demand instead of storing a full tank of hot water. Plumbing connections can still leak, but there is no aging storage tank holding dozens of gallons of water.

Energy efficiency can improve

ENERGY STAR notes that certified gas tankless water heaters heat water only when needed and can cut water heating expenses while providing continuous hot water.

Insurance discounts vary

Some insurers may offer a discount or rating benefit, while others may not. Your broker can confirm whether your company recognizes the upgrade before you spend money.

Claims warning: home insurance is usually designed for sudden and accidental losses, not predictable maintenance problems. If a water heater is past the insurer’s age requirement, has visible corrosion, has been ignored after warning signs, or is subject to an exclusion, a related water claim may be denied or limited.

Check the age of your current water tank before it becomes an insurance problem

If you have a tank-style water heater, find the manufacturer label, serial number, installation paperwork, rental contract, or service record. Do not assume the tank is safe because it still looks clean outside. The inside can be aging while the outer shell still looks acceptable.

If your tank is older, ask your insurer or broker whether they have a maximum water heater age, special deductible, exclusion, replacement requirement, inspection requirement, or discount for removing the storage tank.

Traditional storage tank Lower upfront cost in many cases, but it stores water in a tank that can corrode or fail with age. The age, maintenance history, and insurer requirements matter.
Tankless water heater Higher installation complexity in many homes, but it heats water on demand, saves space, avoids the large storage tank, and may be eligible for a discount with some insurers.

Does a tankless water heater guarantee a home insurance discount?

No. Some insurers may offer a discount or rating benefit, but it depends on the insurer, the property, the policy, the age of the old tank, and the proof of installation.

Why can an old water tank be a problem for insurance?

Older tanks have a higher chance of corrosion, leaks and failure. If a loss is connected to age, corrosion, wear and tear, poor maintenance, or a specific water heater exclusion, coverage may be denied or limited.

Is tankless always better than a storage tank?
